As from the 1st October 2008 all landlords with properties in England and Wales are required to provide an Energy Performance Certificate for new tenants. This is due to new EEC legislation which means landlords must provide an EPC for all buy-to-let properties by the time the landlords or landlords agent hands over a new Tenancy Agreement. Failure to do this could result in prosecution and fines. The legislation also applies to buy-to-let properties in Scotland.
In this competitive market, property investors and landlords need to make their properties as attractive as possible to potential tenants. Now that every tenant has the right to view an EPC for the property, they may decide to choose properties that are more energy efficient and that may have lower energy bills. An EPC tells you how energy efficient a property is on a scale of A-G. The most efficient properties – which should have the lowest fuel bills – are in Band A. The Certificate also shows, on a scale of A-G, about the impact the property has on the environment.
